By downloading, installing, or using TenantTale, you agree to be bound by these Terms of Service. If you do not agree to these Terms, do not use the App.
TenantTale is a rental reputation platform that calculates reliability scores (300–850) for both tenants and landlords, facilitates connections between parties, enables feedback exchange, tracks maintenance requests, provides dispute resolution, offers property marketplace services, and facilitates FCRA-compliant tenant screening through CRS Credit API.
To use TenantTale, you must be at least 18 years of age, legally capable of entering into contracts, not prohibited by law from using the service, and willing to provide accurate registration information.
You are responsible for providing accurate information, maintaining updated details, keeping credentials confidential, notifying us immediately of unauthorized access, and accepting responsibility for all account activities. We may suspend or terminate accounts for Terms violations, false information, fraudulent activity, user harassment, or scoring system misuse.
You agree to use the App for lawful purposes, provide honest feedback, respect user privacy, maintain connection code confidentiality, and report violations. You agree not to submit false information, create fake accounts, manipulate scores fraudulently, harass users, access other accounts, reverse engineer the App, use automated access methods, interfere with operations, or circumvent security measures.
Scores operate on a 300–850 scale based on verified feedback, self-reported information, document verification status, and behavioral patterns. Scores are informational tools, subject to change based on new data, and not guarantees of future behavior. Scores are not consumer credit reports, background checks, criminal history reports, or substitutes for proper screening. By using the App, you consent to score calculation based on your activity, score visibility to verified connections, and receiving feedback from connected landlords or tenants.
TenantTale facilitates FCRA-compliant background checks through CRS Credit API. Landlords must use results for legitimate rental decisions, provide adverse action notices when denying applicants, and comply with fair housing and FCRA requirements. Tenants must provide explicit written consent before screening and have rights to copies of results and to dispute inaccurate information.
Optional premium subscriptions are billed through the Apple App Store subject to Apple’s terms. Subscriptions auto-renew unless cancelled at least 24 hours before the end of the current period. One-time in-app purchases for features like property verification and screening are processed through the App Store and are non-refundable except as required by law.
All feedback must be truthful, accurate, and reflect genuine experience. Retaliatory or fraudulent feedback may result in account termination. Either party may propose edits to feedback, requiring approval before changes and score recalculation. Rejected edits are final. Users may submit disputes with supporting evidence. The platform reserves the right to remove policy-violating feedback, adjust scores based on dispute outcomes, and suspend accounts involved in fraudulent disputes.
Landlords must register only properties they own or manage, provide accurate information, maintain ownership documentation, and update information upon ownership changes. Property verification confirms submitted ownership documents but does not guarantee property condition, does not verify landlord qualifications, and is not a substitute for independent verification.
TenantTale and its contents are owned by Skill Tree Solutions, Inc., including App design, trademarks, logos, algorithms, and documentation. You receive a limited, non-exclusive, non-transferable license to download and use the App personally and access your score and feedback data. You may not copy, modify, distribute, sell, or reverse engineer the App or use our trademarks without written permission.
THE APP IS PROVIDED "AS IS" AND "AS AVAILABLE" WITHOUT WARRANTIES OF ANY KIND, INCLUDING MERCHANTABILITY, FITNESS FOR A PARTICULAR PURPOSE, NON-INFRINGEMENT, AND SCORE ACCURACY. We do not guarantee continuous or error-free service, information accuracy, or rental decision outcomes. TenantTale provides informational tools only, is not a screening service, does not make rental decisions, and scores represent one decision factor among many.
Our total liability for any claims arising from your use of the App shall not exceed the amount you paid us in the 12 months preceding the claim, or $100, whichever is greater. We are not liable for indirect or consequential damages, lost profits or data, rental decisions based on scores, other user actions, or service interruptions.
You agree to indemnify and hold harmless Skill Tree Solutions, Inc. and its officers, directors, employees, and agents from any claims, damages, or expenses arising from your use of the App, violations of these Terms, violations of third-party rights, feedback you submit, or rental decisions you make.
Before filing formal claims, contact legal@tenanttale.com to attempt informal resolution. Unresolved disputes proceed through binding arbitration under American Arbitration Association rules, except for small claims court and intellectual property injunctions. You agree to resolve disputes individually and waive any right to participate in class actions. These Terms are governed by Delaware law without conflict of law principles.
We may modify these Terms at any time. Material changes will receive in-App notification with updated dates and 30 days’ notice before taking effect. Continued use of the App after changes constitutes acceptance of the updated Terms.
You may terminate your account at any time by using "Delete Account" in the App or emailing support@tenanttale.com. We may immediately terminate accounts for Terms violations, fraudulent activity, or maintenance of inaccurate information. Upon termination, access ceases, scores become invisible to other users, and historical data may be retained as legally required. Surviving provisions include Disclaimers, Limitation of Liability, Indemnification, and Dispute Resolution.
These Terms and our Privacy Policy constitute the entire agreement between you and TenantTale. If any provision is found unenforceable, the remaining provisions remain in effect. Our failure to enforce any provision does not waive our right to enforce it in the future. We may assign our rights under these Terms; you may not assign yours without our written consent.
